Al Nuaimiya / Al Rashidiya
Most newcomers. Towers, Ajman City Centre
The default. Inspect the building. Corniche is close. Dubai is still a drive.
Dubai GST
Dubai GSTLiving in Ajman · 2026
Ajman sits after Sharjah on the same coastal strip. Families come for rooms. DIFC commuters come, try it, and sometimes go back a step.
Ajman is a good place to live if the job is in Ajman, or if your Dubai hours are kind and you want more rooms than JVC will sell you. It is a hard place to live if you must be in DIFC or Marina at 08:00. You will sit in Sharjah traffic first. Same dirham. No salary tax. No metro. Drive it once in peak before you sign a year.
The city is small enough that a Corniche walk is a real evening, not a project. Ajman City Centre does the mall job. Buildings in Al Nuaimiya and Al Rashidiya hold a lot of the region’s teachers, nurses, and salespeople who priced out of Dubai and then out of the Sharjah border. The water is here. The nightlife is not. Licensed hotels exist; this is not Sharjah’s dry rule, and it is not Dubai Marina either.
Tenancy is Ajman Municipality, not Ejari. Power in much of the northern belt is Etihad Water & Electricity, not DEWA. A Dubai work visa still means the employer files it — the sofa’s emirate does not change that. Residence files for Ajman usually sit on ICP. Paste fake “visa check” links into Official tools.
3 questions
1. Where is the job?
2. Desk time?
3. What do you want at home?
Answer all three. Then sit in that traffic once.
Side by side
| Dubai | Ajman | |
|---|---|---|
| Why people pick it | Job, metro, events | Lowest rent of the Dubai–Sharjah–Ajman belt. More rooms. |
| Salary tax | None on UAE employment salary | Same UAE rule |
| Work visa | Employer files. Dubai file often GDRFA | Employer files. Ajman file usually ICP |
| The clock | Metro if you live on a line | Through Sharjah traffic, then more. Often 75–140 min at peak to DIFC / Marina |
| Getting around | Metro, tram, bus, NOL | Car, or E700 and other intercity buses. No metro. |
| Tenancy / power | Ejari, DEWA | Ajman Municipality tenancy. Etihad Water & Electricity in much of the north. |
| Evenings | Malls, beach clubs, events | Corniche, family food, some hotel dining. Quieter than Dubai, less strict than Sharjah on alcohol in licensed hotels. |
Where to look
Most newcomers. Towers, Ajman City Centre
The default. Inspect the building. Corniche is close. Dubai is still a drive.
Newer stock, families
Further in. A car is not optional if the job is in Dubai.
Villas, school runs
Space is the point. Peak to Marina is a long morning.
Sea view, weekend walks
Pretty. Still not a metro. Weekend Sharjah–Dubai traffic is a different mood from Tuesday.
A lot of people jump from a Marina viewing to an Ajman WhatsApp because the rent screenshot looks like a miracle. The miracle is distance. Sharjah Al Nahda, Dubai Qusais and Mirdif sit between those two numbers. Try them. If those still break the leftover, then Ajman is a honest next step — not a first click.
Intercity buses (including E700) take NOL. They work for some shifts. They do not turn Ajman into JLT. If you will buy a car, read the driving page for which home licences swap at RTA and which need school.
