Dubai’s Etihad Rail station is 28 days out

Al Yalayis (Jumeirah Golf Estates) is scheduled to open 30 September 2026, with a bridge to Dubai Metro. Abu Dhabi–Fujairah passenger trains have been in an introductory phase since 30 June. Book on the official Etihad Rail site — this is not a NOL metro ride.

NOL fares, as posted today: AED 3 / 5 / 7.50

Silver card: AED 3 inside one zone, AED 5 for two adjacent, AED 7.50 beyond that. Gold is double on metro and tram. A 30-day all-zone Silver pass is AED 350. RTA has not published a 2026 hike on the public fare table we checked this week.

Sharjah–Dubai: Al Taawun tunnel aims at an 85% wait cut

A 500-metre tunnel under Al Taawun Roundabout is meant to feed Al Nahda Bridge without the surface circus. First phase is slated for November 2026, full project February 2027, about 4,200 vehicles an hour each way at peak. If you commute Sharjah–Dubai, this is the story that changes your alarm clock — later, not this week.

Shared housing: Dubai is inspecting, including by surprise

Illegal room-sharing and overcrowded flats are under a tighter municipal lens. If your ‘cheap bed space’ has eight mattresses and no Ejari in your name, treat that as a risk, not a life hack. A proper tenancy contract still beats a WhatsApp handshake.

Biometric / visa WhatsApp scams are circulating again

Nobody legitimate needs you to send passport scans and a ‘medical fee’ to a personal mobile. Emirates ID, ICP and your employer’s PRO are the path. If a stranger uses our name, it is not us.

Construction and station-area marketing are real. Passenger service is still aimed at September 2029. If a landlord prices a 2026 studio as ‘Blue Line ready’, that is a future map, not this morning’s train.

Flexi Rent and first-time buyers — what actually changed

Some landlords can now collect rent monthly or quarterly instead of the old cheques-in-a-stack habit. That does not lower the annual rent. Dubai Land Department’s first-time buyer programme (from July 2025) had tens of thousands registered by mid-2026. Property Golden Visa still sits on a high investment bar — do not confuse it with a job visa.
