How much money do you need to live in Dubai in 2026?

A single person on the metro can live on about AED 8,000–12,000 a month. A family is rent plus school. Bring extra for the first month.

The search is always the same: how much money to live in Dubai. The honest answer is three numbers, not one. What you need to land. What you need every month. What you need if a child is in school. Mix those up and you get the classic disaster — a person who arrived with a month of rent and no deposit, or a family who budgeted like a couple.

Start with landing money, because that is the shock. In Dubai you often pay a deposit around 5% of the annual rent, an agency fee around another 5%, first month, plus DEWA, Ejari, medical, Emirates ID and a SIM. That stack is why a “cheap” JVC studio can still ask you for more than 15,000 dirhams in the first ten days. The visa-finder page on this site has a landing-cost sketch for solo, couple and family. Treat it as a sketch. Bayut and Property Finder have the live asking rents. Landlords still like several cheques.

Monthly: the three households

A single person who lives on the metro, cooks most meals, and does not pretend Marina is the only neighbourhood, can keep a decent life in the 8,000 to 12,000 dirham range all-in. That is rent, DEWA, phone, food, NOL, and a little left. It is not brunch three times a week. It is not a convertible. It is how teachers, nurses, junior analysts and cabin crew actually live, often with housing in the package that changes the math completely — always split basic / housing / transport on the offer letter, because gratuity and overtime care about basic.

A couple in a one-bed, no school, usually sits in the 14,000 to 22,000 range depending on whether they picked JLT or they picked Downtown. Two incomes make this easy. One income makes the area the whole decision. The rent calculator on this site will show leftover against 72 neighbourhoods if you type the package. Use it before you sign a viewing WhatsApp that starts with “hot deal bro”.

A family is a different country inside the same city. School fees at a British or IB school can equal a second rent. Indian and Pakistani curriculum is more reachable and still not pocket money. Add a two-bed, a car or two, and insurance. Many households need 22,000 to 40,000 dirhams a month, and the wide range is the school. If the offer does not survive that test, do not move the children yet. Wait for a better package or a housing allowance that is real on paper.

  • Metro beats a car for the first year if you live on the Red or Green Line.
  • Delivery apps are a leak. Groceries at Carrefour or Lulu are how leftover appears.
  • Summer AC is a DEWA line. Factor it. Winter is kinder.
  • School is not optional in the budget. Put the KHDA fee next to the rent before you book flights.

What is actually cheap, and what is not

The metro is cheap: Silver NOL is AED 3, 5 or 7.50 a ride depending on zones, and a 30-day all-zone pass is AED 350. An abra across the Creek is one dirham. Public beaches are free. Cafeteria meals still exist. That is how a modest salary gets a life. What is not cheap: Downtown parking, hotel-adjacent flats, international school, and any plan that assumes you will “just Uber everywhere”. Uber and Careem are fine. They are not a transport strategy on 9,000 dirhams.

No salary tax is not the same as cheap. You keep more of a 15,000 dirham package than you would in London or Mumbai after tax, and then you hand a large piece to a landlord. The people who look “rich” on Instagram in a rented Marina two-bed are sometimes two paycheques from a bad month. The people who look ordinary in a Qusais two-bed with a paid-off school bus are sometimes the ones who will still be here in 2030.

Bring a buffer. Not because Dubai is dangerous. Because the first month is front-loaded: deposit, agency, DEWA, medical, ID, and the week your bank account is not open yet. If you cannot land with that buffer, you are not “brave”. You are one delayed salary from a very bad story. Wait for the offer that includes housing, or save another two months at home. The city will still be here.

Type your package into the rent calculator. If leftover is thin, do not sign. Which visa and landing cost are on the visa-finder page.

People also ask

How much money do I need to move to Dubai?
Plan the first month of rent, a deposit, agency, DEWA, Emirates ID, medical and a cash buffer. A solo professional near the metro often needs about AED 15,000–25,000 to land and sign. Families need more.
What salary is enough in Dubai in 2026?
Enough is what is left after rent. Many singles need AED 10,000+ package to breathe. Families should not sign until school fees and a 2-bed both fit.
Is Dubai expensive in 2026?
Rent and school are expensive. Food from cafeterias, the metro, and public beaches are not. The postcode decides your month more than the country does.
