Four questions before you pay a Dubai deposit

People lose money in Dubai on two things: a job that was never a job, and a neighbourhood they chose from a drone video. The second is quieter and just as expensive. You can unpick it with four questions, in this order.

1. Where is work, really?

Pin the office, the hospital, the warehouse, the school if you are the school run. Then look at peak minutes, not the blue line on a Saturday map. DIFC from JLT is a metro morning. DIFC from Arabian Ranches is a life in the car. DXB from Garhoud is twelve minutes; DXB from JBR is a personality test.

• Red Line jobs: Trade Centre, Barsha, JLT, Business Bay, Downtown, Rashidiya.
• Green Line jobs: Deira, Bur Dubai, Qusais, Oud Metha, Healthcare City.
• No line: JVC, Springs, Hills, Mirdif, Silicon Oasis — budget a car or a very honest bus.

2. Do you have a car this month?

Not ‘we will buy one after the visa’. This month. Villa communities without a car are a Careem subscription with a garden. Metro-optional areas (JLT, Barsha, Deira, Business Bay) forgive a delayed RTA test. If the answer is no, filter the area guide to ‘metro is enough’ and ignore the Palm listing a cousin forwarded.

3. Who sleeps in the flat?

Solo first months want an easy supermarket and a station, not a 3-bed townhouse in Mudon. A couple can stretch to JVC or The Greens. A school run wants Springs, Hills, Mirdif, Ranches — and the fees on top of the rent. Sharing is not a moral failure if leftover after rent is under AED 2,500. It is the city telling you the truth.

4. What does the package actually cover?

Use basic + housing, not OTE. Put that number against the entry rent in the area guide: studio feel in towers, townhouse entry in villa communities. If the leftover cannot buy food, NOL, and a summer DEWA bill, you are not ‘investing in location’. You are waiting for a transfer.

Walk the street at 22:00, meet the unit, photograph the contract, and do not send a year of rent to a WhatsApp number. The finder on the Areas page will not save you from a fake listing. It will save you from the wrong postcode.
